How to finance your home retrofit?

With rising energy costs and growing awareness of climate change, more homeowners in Scotland are looking to retrofit their homes for improved energy efficiency and sustainability.

While the benefits of eco-friendly upgrades are clear - reduced energy bills, increased comfort, and a lower carbon footprint - the upfront costs can be a barrier. Fortunately, several financing options are available in Scotland to make these green improvements more accessible.

1. Home Energy Scotland Grant and Loan Scheme

The Home Energy Scotland Grant and Loan Scheme, funded by the Scottish Government, provides grants and interest-free loans for a range of energy efficiency and renewable energy measures, including insulation, double glazing, heat pumps, and solar panels.

Home Energy Scotland is a great first contact, as they can provide advice on different funding scheme availability and eligibility.

  • Funding Availability: Allocated on a first-come, first-served basis until funding runs out or the end of the financial year.

  • Loan Amount: Grant and loan options varying from £500-£8000, depending on improvement option (refer Home Energy Scotland for details)

  • Eligibility: Available to owner-occupiers

 2. Local Authority Grants

Some local authorities in Scotland offer their own grant schemes for energy efficiency improvements. For example, Argyll and Bute offer grant funding through the Scottish Government’s Energy Efficient Scotland: Area Based Scheme (ABS). This scheme is coordinated by local authorities but primarily targets private households in fuel poverty or lower tax bands, often focusing on entire streets or communities rather than single homes.

  • Typical Coverage: Insulation, draught-proofing, and low-carbon heating.

  • Eligibility: Often targeted at low-income households or properties in fuel poverty, depending on tax band and home energy rating.

  • How to Apply: Check with your local council for the latest opportunities.

3. Energy Company Obligation (ECO4) Scheme

The ECO4 Scheme is a UK government initiative running from April 1, 2022, to March 31, 2026. It requires larger energy suppliers to fund energy efficiency improvements in eligible homes.

  • Measures Covered: Insulation, heating system upgrades, and more.

  • Eligibility: Primarily supports low-income, fuel-poor, and vulnerable households. Some wider eligibility criteria may apply.

4. Personal Loans

For homeowners who don’t qualify for government-backed schemes, personal loans from banks and building societies are viable options.

  • Personal Loans: Flexible but subject to varying interest rates based on credit score and lender.

5. Warmer Homes Scotland

The Warmer Homes Scotland programme provides funding and support to vulnerable households for energy efficiency improvements.

  • Eligibility: Targeted at those in fuel poverty or vulnerable to cold-related health issues.

  • Typical Measures: Insulation, heating upgrades, and draught-proofing.

  • Application: Apply through Home Energy Scotland.
